Leasing Information for the 2009-2010 School Year

How to lease an apartment in Conquest for the 2009-2010 School Year:

We lease our apartments on a first-come, first-serve basis. All prospective residents interested in leasing one of our apartments must follow the two simple steps below:


Step 1- Complete the paperwork:

To rent an apartment from Conquest, you and your roommates each must
complete the following documents. 

1.  Application (two pages filled out by student) - Don’t leave any blank spaces

2. 
Continuing Guarantee (two pages filled out, signed and notarized by a parent)
       (OR a copy of your I-20 if you are an international student)

These documents can be downloaded by clicking on the links above, or can be picked up at our office anytime Monday thru Friday between 10:00 am and 6:00 pm.  You and your roommates each need to complete your own set of documents.  

Once you finish the application and continuing guarantee, you may bring them to our office during normal business hours or fax them to us at (213) 748-9722 or email them in PDF format to gina@ConquestHousing.com.

We will review the documents to make sure everything is filled-in correctly.  If everything is done right, we will put your paperwork and all of your roommates’ paperwork in a file together, and you will immediately be able to choose and sign for the apartment you desire.

 
Step 2 - Sign your lease:

Once your paperwork has been approved, you will be able to sign your lease.  We cannot hold any apartments; so until the apartment is signed for, it will still be up for grabs.

All residents on the lease must be present at the lease signing.  If you have a roommate who cannot be present, the other members of the group can sign the lease and add that person to the lease at a later date.    

At the lease signing, each person on the lease will need to bring a valid ID, a $30 application fee payable to Conquest Student Housing (no cash), and the security deposit payable to “Conquest Student Housing”.  The security deposit will be equal to one month’s rent and must be a separate check (made payable to “Conquest Student Housing”) from the application fee.  The security deposit will be used for damages and cleaning only, and will be refunded at move out.  The application fee and security deposit can be paid by credit card as well.  See the "acceptable forms of payment" section in the FAQs below for payment options.

Frequently Asked Questions (FAQ)

When can I come see a place?

Each building has its own page on this website in the apartments section. There you will find floor plans for all apartments, building layouts, virtual tours, photo slideshows, parking plans and much more. The virtual tours are awesome, so be sure to check them out!

Property and apartment tours will be offered at Centurion Monday through Friday (no Saturdays) between 3:00pm and 5:00pm.  To take a tour, simply show up in front of the building and a tour guide will be there to meet you and show you around the building.

I want to sign a lease with Conquest, but I am not able to come to the office in person.  Can I still sign a lease?

Yes, leases can be signed via email.  Start by filling out your Application and Continuing Guarantee.  You can fax or email your completed Application and Notarized Continuing Guarantee to our office.  Once they have been received and approved, you will need to pay your application fee of $30 per student and security deposit (equal to one month's rent).  Paying this is usually easiest when done by credit card.  Once payment is received, we will email you your lease.  You will then need to sign your lease and email or fax it back to us, and you will be all set!  Please note that this is for new lease signings only, and not for lease changes.

Do I have to go through the same process every year to receive housing with Conquest?

No way!  Once you are in the Conquest system, you never have to go through the process again. You have first priority at staying in your apartment for the following school year.  If you choose not to stay in your apartment, you have first priority at switching into a different apartment in any of the 3 existing Conquest buildings or any new Conquest building under development.  You will also receive preferential pricing.

Being in the Conquest system guarantees that you will have housing in any of our buildings that you choose for the remainder of your time at USC.  Even if you go abroad, or leave school for a couple of years, you will still remain in the system and be able to choose your apartment before the public has an opportunity.  In short, you will only have to go through the process one time to become a member of the "Conquest Family".

Is there a limit on how many people can live in an apartment at Conquest?

What costs are there in addition to my rent (what's included and what’s not)?

Rent includes parking, Ethernet, HDTV ready Dish Network Television (1 receiver included), and trash pick up.  Residents pay for all utilities (power, water/sewer, gas and phone).
  
How much will my utility bills be?

Do I need to have roommates to live in Conquest?

Nope.  You can live in a 1-bedroom all by yourself, or share a studio if you prefer.  The rent per apartment does not change.  The cost is dramatically different in both situations, and is up to you to decide.  

What if I need to move in early (summer housing)?

If the apartment is available for summer, you can move in early.  You can start your lease any day between the earliest move-in day and your lease start date in August.
We do not lease for summer only, you must sign a lease for the school year. 

Do I have to be a USC student to live in your buildings?

Nope. Anyone can live here. Leasing is done the same way for everyone.  Conquest Student Housing is an equal opportunity housing provider. We do not discriminate based on race, color, religion, sex, marital status, national origin, ancestry, familial status, disability or school pride (hmmm... any Bruins out there?).

Can I rent furniture?

Yes.  We offer a wide variety of furniture items for rent.  Please click here to view all of our furniture rental options.  When signing your lease, you will need to choose which furniture items you want to rent.  Once you
commit to renting furniture from Conquest, no additional work is needed.  As a courtesy, we will arrange for the furniture to be moved into your apartment prior to your move in date!.

What if I don't have roommates yet? Can I sign now and add them later?

Yes.  You will need to come in with the entire security deposit and sign for the apartment. Your new roommates will still be required to have all the same paperwork that you had before we can add them.  Please keep in mind there is a $100 transfer fee EACH time you change the lease, and all roommates must come in together to resign.   

Can boys and girls live together?

Sure.

What is all this “required paperwork" and what other details are important?

Application: 2 pages to be filled out by the student.  Don’t leave any blank spaces.

Continuing Guarantee: This form needs to be filled out and signed by your parent or legal guardian of whom should be financially solid, and notarized to be valid . Basically, it says that if you are unable to pay your portion of the rent, your parents will be responsible to back you up. It does not matter how old you are, EVERY person needs to have a continuing guarantee or co-signer.

The Security Deposit: The Security Deposit: The amount of the deposit is equal to one months rent, and is used for cleaning and damages only.  The deposit will be refunded within 21 days of move-out, as provided by California state law.

Acceptable forms of Payment: Personal Check (made out to Conquest Student Housing), Cashier's Check, Traveler's Check, Money Order. We do accept credit cards, but remember RentPayment charges a small credit card processing fee for their services. All funds have to be in U.S. Dollars drawn from a Bank in the United States .  Sorry, No Cash.

To pay by credit card, Go to RentPayment, Login as a new user (It will walk you through the process.  When asked for an activation code just leave it blank).  Also, note that RentPayment now allows you to pay rent via their new RentByText system!  Having problems? Call them toll free at (866) 289-5977.

If you are paying by credit card, you do not need to have the actual card with you at your lease signing.  You just need to have the card number, expiration date, name as it appears on the card, the three-digit security, and the billing address.

You can also pay your rent online by credit card on My Conquest once you are a Conquest resident.

What’s a notary? How do I get something notarized?

It’s a person who stamps your Continuing Guarantee to verify that your parents or co-signer (and not your little brother or your roommate) signed it. Your parents will know how to find one (at a bank, post office, or their company). 
If it’s not notarized, we won't accept it. 
We can issue your registration number and sign your lease with a faxed/emailed copy of the notarized continuing guarantee.  Be sure to have your parent mail the original to our office so we can replace the faxed/emailed copy upon receipt. 

What about pets?

We DO NOT allow dogs or birds in any of the Conquest apartments, no exceptions. You can have an aquarium (limit 10 gallons), or a cat. Keep in mind however, that more money will be taken out of your security deposit for flea cleaning, deodorizing or carpet replacement.  There is an additional deposit required for having a cat. 

What will my new lease look like - can I see it before I sign it?

Yes you can.  Please click to see a sample lease.  This lease is identical to the one you will be signing.

What happens when someone sends me a package?

The US Post Office, UPS, FedEx, etc. will try to deliver the package directly to your apartment.  If there is nobody home to sign for it, they will bring it to the Conquest office.  When we receive it, we will send you an email letting you know that you have a package.  You will have 3 days to come pick it up from us.  After 3 days, the item will be returned to sender if it has not been picked up.  If the items being shipped are fruit, flowers or some other item that needs to be kept cool, we will keep it in our cooler for you as a courtesy.  Please note that the package size limit is 3' x 3' x 3' and all packages must weigh less than 50 pounds.

What happens if we decide to cancel our lease after we’ve signed?

There will be no cancellation after the lease is signed.  If you notify us of your intent to cancel, we will actively attempt to find someone to take over the apartment. When we find someone, we will keep your entire security deposit, and release you from your lease obligation. If we DON’T find anyone,  you will be responsible to pay rent under the terms of the lease until we are able to find someone.  

What happens if I have an emergency maintenance request after office hours?

For all emergency maintenance requests, please call the office and follow the prompt for security.  The security officer will come on the line, and contact the on-call maintenance technician.  The maintenance technician will be sent directly to your apartment.  We are available 24 hours a day, 7 days a week, 365 days a year to handle emergency maintenance issues.  

How do I get a job at Conquest?

Conquest Student Housing also hires student workers to be tour guides during our leasing season each year (January through March).

Residents (interested in finding someone to take over their lease due to studying abroad, graduating early, etc) may post a notice on the "ROOMMATES" page, in which students can contact each other directly.
